The Role

As an Associate Pricing Analyst, you will underwrite and approve real estate supply at Zeus. This role has true influence over the portfolio, as you will get to decide which properties we take. You will sit at the intersection of the Real Estate, Portfolio Management, Revenue Management and the Data teams. You will collaborate with these teams to execute the strategies and decisions of the pricing team.

Your goal is to assist Zeus in acquiring units that are high-yield yet low risk, resulting in a more stable and lucrative portfolio. You will report to the Sr. Manager of Real Estate Analysis.

Candidates for this position must be based in the US or Canada for time zone overlap. East Coast is preferred but not required.

While the role is remote, you will be expected to work Pacific Standard Time hours during the first two months (if you are located on the East Coast or Midwest)

What You Will Do:

    • Approve and price multi-unit developments and propose the fees we should charge
    • Support the real estate team with analytics on rapidly changing deals during the negotiation process
    • Evaluate opportunities in new markets that we do not currently have many units in
    • Read brokerage reports and our internal search data while supporting your team in the creation of supply strategies

Who Are You?

    • You are passionate about real estate. This role needs someone who understands the first rule of real estate: location, location, location. You will constantly be evaluating residential supply based on location and deal structure. It will be your job to think about whether new supply will meet the needs of our customers.
    • You see stories in data. You're able to look at a graph and think about the possible conclusions or see correlations in the data presented. As a member of the data team, it will be imperative to incorporate data and analysis into your decision-making.
    • You aren't afraid of new challenges. You may be pulled away to work on a separate task for a different team. From time to time, you will likely need to use your analytical skills to assist with projects for other business units.
    • You're always a learner. One of Zeus' four principal values is "humbleness." There's always something to learn from someone who can teach you something. You are expected to be passionate about discovering new things.
    • You love fixing things. While Zeus has come far in the processes and models we have created, there's always room for improvement. We would love for you to be genuinely excited to make parts of our business run smoother and more efficiently, no matter how small.

What We Are Looking For:

    • At least 6 months of real estate experience in an internship, or have completed course material in a real estate investment or development class. In general, 1 year of industry experience is preferred but not required.
    • A relevant Bachelor's degree in Business, Accounting, Finance, Economics, or Real Estate
    • Robust experience with Microsoft Excel
    • Familiarity with real estate industry resources such as brokerage reports and Yardi Matrix data is a plus!
    • The ability to become familiar enough with a new real estate market in a short period of time
    • A desire to see your team succeed. We're a close-knit group that communicates multiple times daily. We all pitch in to help each other when we can
    • General comfort level with basic statistical analysis
    • Knowledge of SQL and Looker is a plus
